Local builders – Auckland

Builders Auckland

Looking for an experienced builder in Auckland? We are a local building team working across the North Shore, the Hibiscus Coast, central Auckland and out to the west, east and south of the city.

We renovate and extend existing homes, build new ones from your plans, and handle the work around them: kitchens, bathrooms, decks, pergolas, fencing and the small repair jobs that most builders will not come out for. Often on the same job, so you deal with one builder instead of five contractors.

Whether you are opening up a 1970s North Shore house, restoring a Ponsonby villa, adding a bedroom for a growing family or building new on a subdivided section, our Auckland builders are Licensed Building Practitioners who give you an itemised quote, straight answers about consent and regular updates when you cannot be on site.

What building in Auckland actually involves

Most of Auckland sits on clay that swells when it is wet and shrinks when it dries, and a lot of sections slope. That decides the foundations, the drainage and how a deck or extension is footed. Older suburbs carry character overlays that limit what you can change on the street side. Access on a tight site decides what machinery gets in. We price those things at the quote, not halfway through the job.

What comes up most

The work Auckland homeowners ask us for most

Renovating a house that was built for a different family. A lot of Auckland’s housing stock is 1950s to 1980s weatherboard and brick, with small kitchens, closed-off living rooms and no connection to the back yard. Opening those up is the most common job we quote, and the structural work of removing a wall is usually simpler and cheaper than people expect. The cost is in what the wall was hiding.

Bathrooms that have been leaking for years. Most of the failed bathrooms we get called to look at did not fail at the tiles. Water had been getting behind them for a long time. A proper strip-out and membrane is the only fix that lasts.

Decks on sloping sections. Clay moves, so a deck that sits on the ground will move with it. Piles to a solid bearing, bearers sized for the span and hardware that will not rust in salt air are what keep a deck square after ten winters.

If what you need is a new vanity and tap in the same spot, you probably do not need a builder. A plumber will do it for less. We will tell you that at the site visit rather than quote you for a job you do not need.

Licensed builders

Licensed Building Practitioners, and what that protects

Our builders are Licensed Building Practitioners. In New Zealand, restricted building work on a home, meaning its primary structure and weathertight envelope, has to be carried out or supervised by an LBP. When their part is done, the LBP gives you and council a record of work, which is needed before a code compliance certificate can be issued.

For residential building work of $30,000 or more including GST, you are also entitled to a written contract, a disclosure statement about the builder and a consumer checklist before you sign. The Building Act adds a 12-month defect repair period after completion and implied warranties that last 10 years.

None of that replaces choosing a builder you trust. It does mean you know where you stand, and you can check any LBP on the public register run by MBIE.

Cost

What affects the cost of building in Auckland

We do not publish one-size prices for building work, because on an Auckland job the house and the section often change the number more than the design does. These are the things that move it.

What is behind the linings

Older Auckland homes hide rot, borer, old wiring and past repairs behind the gib and the weatherboards. We name these as unknowns in the quote with an allowance, so a surprise is a line item rather than a renegotiation.

Ground and slope

Clay sections need deeper piles and proper drainage, and sloping sites need more excavation and sometimes engineering. A flat section in a newer subdivision is the cheapest ground to build on.

Consent and engineering

Structural changes, new wet areas, extensions and most decks over a metre high need building consent from Auckland Council. Character overlays in older suburbs can add resource consent. Both add time and professional fees.

Access

A rear site down a shared driveway, a steep section or a villa with no side access means smaller machinery, more carrying and more hours. Tight access is one of the biggest hidden costs in central Auckland.

Fit-out and finishes

Two kitchens with the same layout can differ by tens of thousands in the joinery, benchtop and appliances alone. We quote the building work separately so you can see what the finishes are doing to the number.

Time of year

Auckland winters are wet. Earthworks, concrete and exterior cladding slow down between June and September. Interior work carries on regardless, and we plan the order of work around it.

How we price it. Every quote starts with a site visit. It is itemised, it names anything we cannot know until the ground is open or the linings are off, and it says how we will handle it if it turns up.

Quotes you can read

Line by line pricing, with anything we cannot see yet named as an allowance rather than buried in a lump sum.

One team for the whole job

Building, decks, kitchens, bathrooms and the concrete, painting and landscaping through the Cornerstone Living network, so you are not coordinating five contractors.

Small jobs too

Rot repairs, a sticking door, a new fence. We quote the jobs most builders will not come out for, because that is often how a long relationship starts.

Questions

Questions people ask Auckland builders

How much do builders cost in Auckland?

It depends more on the house and the section than most people expect. What is behind the linings, the ground, access, engineering and consent can move the price as much as the size of the job. We quote after a site visit, itemised, and there is no charge for the quote.

Are your builders licensed?

Yes. Our builders are Licensed Building Practitioners. Restricted building work on homes has to be done or supervised by an LBP, and you can check any LBP on the public register run by MBIE.

Which parts of Auckland do you cover?

The North Shore and Hibiscus Coast are home ground. We also work across central Auckland, the western suburbs out to Kumeu, east Auckland and Howick, and south to Pukekohe. Through Cornerstone Living we cover Northland as well.

Do I need consent to remove a wall?

If the wall is load-bearing, yes. Removing it is restricted building work and needs a building consent from Auckland Council, usually with an engineer’s design for the beam that replaces it. A non-structural wall can often be removed without consent, and we can tell you which is which at the site visit.

Do I need building consent for a deck?

Decks where someone could fall more than 1.5 metres generally need building consent. Lower decks that are not attached to the house in a way that affects its structure often do not. On a sloping Auckland section that height comes up quickly, so it is worth checking before you settle on a design.

Can you manage a renovation if I am not living there?

Yes. Plenty of our clients are renovating a rental, a house they have just bought, or a home they have moved out of for the build. We agree how you want updates, send progress photos and arrange access with you or your property manager.

Can the deck, the fence and the landscaping be done as one job?

Yes, and it is usually cheaper that way. Excavation, drainage and retaining get done once, in the right order, instead of three contractors each digging up the last one’s work. Concrete and landscaping come through the Cornerstone Living network.

How long does a renovation take?

A bathroom is usually two to four weeks. A kitchen with walls coming out is four to eight. A whole-house renovation or an extension runs from a few months upwards, and consent processing sits in front of that. We give you a programme with the quote and update it if something changes.

Do you do small jobs?

Yes. Rot repairs, doors and windows, cladding patches, fences and small decks. We would rather quote a small job properly than have you chase five people who will not call back.
